    Shariah Concept

The first involves the sale of an asset by a seller to a purchaser on a deferred basis. Subsequently, the purchaser of the first sale will sell the same asset to a third party on a cash and spot basis.

  • Maximum tenure: 35 years or not more than 70 years old at the end of the financing period, whichever is earlier;
  • If the financing is under two (2) generations, the financing period may refer to the age of the child; and Cannot exceed the existing BSN MyHome-i financing period.
  • Financing margin up to 90% + 5% (FEC *) over current market value (CMV).

LATE PAYMENT CHARGES (LPC) 

Late Payment Charges will be charged based on Ta’widh (Compensation).

During financing PeriodLate Payment Charges (LPC) of 1% per annum will be imposed on the overdue monthly instalment payment in the event you fail to pay any monthly instalment within the stipulated period from the first disbursement of the financing until its maturity date.
After the completion of financing periodPrevailing daily overnight Islamic Interbank Money Market (IIMM) rate will be charged for failure to pay the total outstanding balance after maturity or upon judgment obtained, whichever earlier.

FEES & CHARGES

  • EARLY SETTLEMENT
    You may settle your financing at any time by submitting a written notice to the Bank.
  • STAMP DUTY
    Principal Documents - Will be charged on ad valorem basis.
    Other Documents - RM10.00
